The average private rent in England was £1,451 a month in July 2026, and rents rose 3.8% over the previous 12 months, according to the Office for National Statistics. Pick a region or an area for its average rent by size and type of property, the trend since 2015, and what a rent increase there has to follow.

How rents in England have moved since 2015
Since January 2015 the average rent in England has gone from £950 to £1,451 a month, a rise of 52.7%. Over the last five years (since July 2021) it is up 34.1%.
Raising the rent in England: the rules
- No cap. There is no percentage limit on private rents in England, so the figures on this page are a guide to the market, not a ceiling. What matters is the open-market rent: a tenant who thinks the new rent is above it can refer the notice to the First-tier Tribunal before the new rent starts, and the tribunal can set a lower figure (never a higher one than you proposed).
- Form 4A only. Since 1 May 2026 (Renters' Rights Act 2025) a Section 13 notice on the prescribed Form 4A is the only way to increase the rent on a periodic assured tenancy. Rent-review clauses no longer apply.
- Two months' notice, and the new rent starts at the beginning of a period of the tenancy. Getting the dates wrong is the most common reason a notice is invalid.

Worked example. On a rent of £1,000 a month, an increase in line with the last 12 months in England (rents rose 3.8%) would take it to about £1,040.
